VINNY'S HOME INSPECTIONS SERVICES

COMPREHENSIVE REPORTS

The customer shall receive a detailed report, within 24 hours of the inspection, that is generated by Homeguage reporting system.  The report will include all items inspected in the home along with photos and descriptions of all items with deficiencies that are in need of repair and/or replacement, as well as a certified termite inspection.

ROOF INSPECTION

Roof inspection includes the general structure of the roof including the roof covering, the gutters, the downspouts, the vents, flashings, skylights, chimneys and other roof penetrations.

HEATING & COOLING

The heating system and cooling system, shall be inspected and a description of the energy source will be given, as well as the heating/cooling method using normal operating controls.

PLUMBING

Plumbing inspection includes verifying the presence of and identifying the location of the main water shutoff valve.  The water heating equipment.  Confirm operating toilets. Run water in sinks, tubs and showers. Inspect interior water supply, including all fixtures and faucets.  Inspect drain, waste and vent systems.  Describe any visible fuel storage systems.  Inspect and describe main fuel shut-off valves as well as the location of the main fuel shut-off valves.  Inspect and determine if the water supply is public or private.

ELECTRICAL

The electrical inspection includes the service line, the meter box, the main disconnect, panels, breakers and fuses.  In addition, the service grounding and bonding is inspected.  A representative number of switches, receptacles, light fixtures, AFCI receptacles and test all GFCI receptacles.  Report the presence of solid conductor aluminum branch circuit wiring if visible.  Inspect for presence of smoke and carbon monoxide detectors.

INTERIOR

The interior inspection includes observation of walls, ceilings, and floors; Steps, stairways, balconies, and railings; Counters and a representative number of installed cabinets, doors and windows will also be inspected.  Confirm the operation of a representative number of windows and doors and report signs of abnormal or harmful water penetration into the building or signs of abnormal or harmful condensation on building components.  In addition, the garage doors and garage door openers shall be inspected by operating first by remote if available then by the installed automatic door control.

EXTERIOR

Exterior inspection includes the siding, flashing and trim, as well as, all exterior doors, decks, stoops, steps, stairs, porches, railings, eaves, soffits, fascias and a representative number of windows.  In addition, the vegetation, surface drainage and retaining walls when these are likely to adversely affect the structure. A description of the exterior wall covering will also be given.

STRUCTURAL COMPONENTS

The structural components that shall be inspected are the basement, the foundation, the crawlspace and all visible structural components.  Any present conditions or clear indications of active water penetration observed shall be reported, as well as any general indications of foundation movement, such as but not limited to sheetrock cracks, brick cracks, out of square door frames or floor slopes.

INSULATION AND VENTILATION

Inspection includes the insulation and vapor retarders in unfinished spaces; Ventilation of attics and foundation areas; Kitchen, bathroom, and laundry venting systems; and the operation of any readily accessible attic ventilation fan. When temperature permits the operation of any readily accessible thermostatic control.

GARAGE

Inspection includes garage ceiling, walls (including firewall separation), floor, door, occupant door (from garage to inside of home), garage door operators and windows.
